It's the question every homeowner asks first, and it's also the hardest one to answer with a single number. Search "renovation cost per square metre Auckland" (or "house remodeling cost" - same question, different word) and you'll find guides that disagree with each other by four or five times over. That's not because anyone's lying - it's because "renovation" covers everything from repainting a hallway to lifting a villa off its piles and rebuilding it from the studs out.

What drives the cost of your renovation
Scope. A cosmetic refresh (paint, flooring, fixtures) costs a fraction of a full renovation that touches layout, plumbing and wiring. An extension or second storey adds structural and consent costs again on top of that. Most quotes that feel wildly different are simply quoting different scopes - as a rough guide, a full renovation with structural work typically runs three to four times a cosmetic refresh of the same size, and an extension sits higher again.
Spec level. The level of finish - from straightforward through to fully bespoke, high-end fit-out - can swing a kitchen or bathroom budget by two or three times on its own. A standard renovation and a designer one can use the exact same floor plan and land in completely different price brackets.
Structural work. Moving a wall, re-piling, or opening up a floor plan means engineering, consents, and often costs that only surface once the walls come off - not from the finishes, but from what's found underneath.
Age and condition of the home. Auckland's older villas and bungalows - the kind we work on most - often carry hidden costs: outdated wiring, no insulation, piles that need attention, or asbestos in older linings that needs safe removal before work starts. A pre-purchase or pre-renovation building report often more than pays for itself here, by catching what a quote can't see upfront.
Consents and council process. Anything structural, or that changes a building's footprint, needs council sign-off. Timelines and requirements vary suburb to suburb - budget for this from day one.
One number worth planning around: under the Building Act, councils have a statutory 20 working days to process a complete building consent application - that's the official minimum, and it only starts once your application is complete, so build it into your timeline rather than your deadline.
Renovate or start again? Cost of renovation vs new build
For older Auckland homes, especially character villas and bungalows, renovating almost always keeps more value than a full rebuild - both the character the home already has, and the cost and time of a full rebuild consent process. The exception is when the existing structure is genuinely compromised (failed piles, serious weathertightness issues, asbestos throughout). Either way, the goal's the same: a home that's genuinely yours, built to last. That call is specific to your house - it's worth getting from a builder in person, not from a guide.

How to budget for a renovation realistically
Here's how we walk clients through it, so budgeting for your dream home feels manageable, not overwhelming:
Start with what you actually need, not a Pinterest board. A clear brief (rooms, must-haves vs nice-to-haves) is what turns a vague number into a real quote.
Get a building report before you budget, especially on an older home - the cheapest way to avoid a structural surprise blowing out your number six weeks in.
Build in a contingency. Any renovation that opens up walls or floors should carry a buffer for what's found once work starts - standard practice, not a red flag.
Ask what's included. A lower quote might be excluding consents, design, or project management that another builder bundles in. Compare like for like, not just the total.
Talk to a builder early, not after you've picked finishes. The earlier we see the brief, the more accurate - and more useful - the number.
How to find a builder you can trust in Auckland
Check they're a Licensed Building Practitioner and a member of the Registered Master Builders Association - both mean real accountability if something goes wrong.
Ask to see real, recent local work - not just photos, but projects you can talk to the owner about.
Look for one point of contact managing the whole job - consents, trades and timeline - rather than juggling subcontractors yourself.
Get everything in writing, including what happens if the scope changes once work starts.
